What is an FHA appraisal?

An FHA appraisal is a residential appraisal that complies with HUD’s specific guidelines, which are stricter than a non-FHA conventional loan. An FHA appraisal is primarily concerned with the home having no health or safety hazards at close of escrow. At Sacramento Appraisal Group, we do a thorough inspection of the entire home, checking for health and safety hazards. This protects you, the homeowner. 

What kind of health or safety hazards do you mean?

There are a number of things that can hold up your loan process if they are missing during an FHA appraisal. The most common are:

  • chipping paint
  • missing CO detector (one per floor)
  • uncovered wall outlets
  • water heater with less than two straps (two are required for earthquake safety)
  • broken windows (aside from minor cracks)
  • utilities turned off (this is for vacant homes)

If any of these hazards are present during an FHA appraisal, they will need to be remedied prior to the funding of your loan.

Can I hire any appraiser to do my FHA appraisal?

No, not every appraiser can do FHA appraisals. In order to do an FHA appraisal, an appraiser must be a Certified Residential Appraiser and be approved in the HUD FHA Roster.
